Bletchley Park is a large scale residential land development in Perth’s south-east corridor that, by the time of its scheduled completion in 2015, will be home to 5000 residents occupying 1600 homesites. Wallis Property was awarded the contract for this development in 2005.
Our masterplan for Bletchley Park, agreed in consultation with the land’s private owners, is to create a residential community like no other – literally a ground breaking development that combines the amenities of an urban town with the intimate feel of a country village. So far, so good.
To date, sales of residential lots have exceeded expectations and, despite competitive challenges, we have held our position as the premium product in the corridor.
This success has been driven by our core belief that innovative design, allied to a detailed understanding of the needs of our target market (in this case largely 35-45-year-old second or third homebuyers with young children), is the optimum strategy for maximising our client’s returns.
As it turns out, it’s a strategy that has found favour with planning and environmental agencies too. Many of the innovations we have pioneered at Bletchley Park have been singled out for industry ‘best practice’ recognition. Our storm drainage system, disguised among landscaped linear parkways, is one example. Co-locating a private daycare centre with a newly-built state primary school – to facilitate drop off, pick up and after school care – is another.
These innovations are evidence that, with a little creativity and desire, traditional urban development strategies can be improved upon. Our success at Bletchley Park also demonstrates that creative thinking doesn’t only inspire good design; it helps maximise returns too.
